After living in Redmond Washington for 20 years, the time had come to downsize (becoming empty nesters and retiring) and we hired Manesh and Tania Lakhani to help us sell our house.
Saying they were amazing is a HUGE understatement.
They were ALWAYS available, no matter what time, what day of the week (including weekends) they were both always there to answer our questions. Every question was explained with fantastic clarity and professionalism.
They appraised our house providing us with numerous market comparisons and advised us on how to get top dollar (what to fix, where to paint, where to invest our time etc.)
They recommended an excellent inspector, that also gave us some great guidance on small issues to fix.
They selected a wonderful company to stage our house resulting in us achieving more than asking price.
As part of the closing process, we encountered a big issue. Our new septic system (that we had just installed) was not properly recorded with the city.
We had already moved to Colorado, and Manesh and Tania, found a new septic architect who created the necessary diagrams to properly record the septic installation, enabling us to close a week early.

While the market has settled from its highs, good properties in top locations still are hard to come by and often go very fast. They also have lived in the Eastside with their own family for many years and know the ins and outs of different areas, school districts, commute logistics, shopping etc. They were always available and, due to their attention to detail and first-class service, we often felt like we were their only clients. We are incredibly picky buyers and throughout the search Manesh and Tania were patient but direct with us. Manesh always pointed out the best and worst case scenarios and didn’t shy away from being a critical eye. This was especially helpful as we were conducting our home search from across the country so their expert guidance, feedback and availability to quickly do remote tours helped save us from taking multiple expensive trips across the country.
When a perfect property came to market in Redmond, Manesh was first on site to give us a virtual tour and within hours we were boarding a flight to see the home in person before the open house the next day. As soon as we told Manesh this was the one, he and Tania turned into high gear, established a rapport with the selling agent, represented us in the best light and really came through for us. We had some concerns about items in the seller’s inspection report and Manesh got the experts on the site immediately to do the checks and put us at ease. He and Tania then worked round-the-clock to make an offer ahead of all other buyers. Manesh’s relationship building skills, his precise guidance of what we needed to prepare for the best offer, and his negotiations were the reasons why we beat out multiple buyers and scored a top property from across the country - at even a lower price than expected! I came across Manesh through FB groups and noticed that consistently he was offering good solid advice to home buyers. I also noticed that he was doing a lot of volume (buyer's agent or as seller's agent) per month and was very active on the East side of Seattle. My wife and I decided to engage him and we were really happy that he was very helpful, professional and put us at ease since we were first time home buyers in a seller's market like Seattle. Manesh was very prompt with arranging appointments to see houses. He also has a great sense of humor and would share a lot of real estate anecdotes and each of them has an important lesson to be learnt. While we would get distracted by the eye candy stuff that a house might offer (Fully remodeled, staged with expensive furniture etc.,) Manesh would look for defects around the house and mention them to us. He would also take further steps in reviewing all information about a house and point out if there were any issues. For instance, one of the houses we looked was very beautiful but was not connected to the sewer system properly. One of the main things I learnt very quickly is that finding a good house that checks most boxes is not the difficult part but winning the offer is the most essential. This is where Manesh shines the best as he is an excellent negotiator. We got our first home at Listing price!!! Not a dollar more. We saved almost $40K This is unheard of in Seattle. Manesh's wife Tania is very meticulous when it comes to doing comps. In all the houses we looked so far, she would come up with a pretty accurate fair price on what the house was worth. I'm very confident in this fact because we had another agent that we were working with who was referred to us by a friend that we felt wasn't a good fit. While we could have won those two houses but after inspections they turned out to be bad deals. Because of the protections he put in we were able to cancel the deals and move on with our search without losing our earnest money or taking any financial losses.
Ultimately, he was able to save us a SIGNIFICANT amount of money on our winning offer because he correctly assessed the buyer's position, and knew that we had some leverage we could exercise to push the deal in our favor. We are FOREVER GRATEFUL to Manesh for his professionalism and staying true to his ethical obligations as a Realtor.
2) COMMUNICATIONS: Manesh is an excellent communicator--one of the BEST I've ever had to opportunity to work with. His efficiency in communication is matched with a charismatic touch that really makes the whole process feel effortless. We ALWAYS felt like we knew what was going on in the process and it left us free to worry about our side of the deal.
I cannot emphasize enough how much this helped us in our home search and buying experience. Clear, concise, and ACCURATE communication--we always felt like Manesh was in the loop and he often corrected our own mistakes or inaccuracies. I really felt like I was working with one of my expert colleagues at the office on a project together. A couple of months ago, my wife and I looked at a house that checked all of the boxes for us. It was out of our price range at the time, but it helped ground us in expectations for the Puget Sound housing market.
